A DSCR (Debt Service Coverage Ratio) loan is a revolutionary financing solution for real estate investors that qualifies borrowers based on the property's cash flow rather than personal income. This means you can expand your investment portfolio without being limited by your W-2 income, making it perfect for self-employed investors, retirees, or anyone looking to scale their real estate business. The DSCR is calculated by dividing the property's monthly rental income by its monthly debt service (mortgage payment, taxes, insurance).
